Workmanship Warranty

Last updated 29 July 2026. AM Handyman and Maintenance Services, ABN 27 977 962 125.

This warranty covers our own workmanship. It is given in addition to your rights under the Australian Consumer Law, never instead of them.

1. What is covered

We warrant the standard of our workmanship on the work described in your quote. In practice that means things like a door we re-hung continuing to close and latch, a patch we set staying flat, grout and silicone we installed staying sound at the joint, timber we built staying square and fixed, and a surface we prepared and painted not failing because of how it was prepared or applied.

If a defect in our workmanship shows up within the warranty period, we will repair or replace the affected work at no charge to you.

2. How long it lasts

  • 5 years on new work. Work where we built, installed or created something that was not there before, such as new shelving, a new garden bed, a new paved path, new sheeting or a new run of cornice.
  • 3 years on repairs. Work where we repaired, adjusted, patched, regrouted, resealed, re-hung or made good something that already existed.

Both periods run from the date the work was completed. Where a single job includes both new work and repairs, each part carries its own period, and the quote will make clear which is which.

3. Materials carry their own warranties

Products we install, such as paint, board, sealants, hardware, mesh, timber and pavers, carry the manufacturer's own warranty. That is separate to ours and often longer. Where a product fails rather than our installation, we will help you pursue the manufacturer's warranty, and we will tell you honestly which of the two we think it is.

4. What is not covered

  • Fair wear and tear, and normal deterioration through ordinary use.
  • Damage from misuse, accident, impact, vehicles, storms, flood, fire or other events outside our control.
  • Ground movement, structural movement and seasonal movement beyond what the work was designed for. In south west Sydney reactive clay soil moves seasonally and cosmetic cracking that follows that movement is not a workmanship defect.
  • Timber movement, shrinkage, greying and weathering, which are natural properties of timber.
  • Work that has been altered, added to or repaired by someone else after we finished.
  • Failure caused by an underlying problem we identified and you chose not to address, or that was concealed and could not reasonably have been seen.
  • Consequential loss, and any surface or finish applied over our work by someone else.

5. Making a claim

Call 0451 110 154 or email quotes@amhandyman.com.au with the address, roughly when the work was done and a photograph of the problem. We will arrange to come and look at it, usually within a week. If it is our workmanship, we fix it at no charge.

6. Your rights under the Australian Consumer Law

Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. Services must be provided with due care and skill, be fit for the purpose you told us about, and be supplied within a reasonable time. Goods must be of acceptable quality.

You are entitled to a remedy if a service is not rendered with due care and skill. For a major failure you are entitled to cancel the service and get a refund for the unused portion, or to compensation for the reduction in value. You are also entitled to compensation for any other reasonably foreseeable loss or damage. For a failure that is not major, you are entitled to have the problem fixed within a reasonable time, and if that is not done you can cancel and get a refund.

This warranty is provided in addition to those rights and does not limit them in any way.

7. Not a statutory building warranty

This is a workmanship warranty given by us as a business. It is not the statutory insurance that applies to licensed residential building work in NSW above the Fair Trading threshold. We do not hold a NSW Fair Trading contractor licence and we do not take on work that requires one. If your project needs a licensed builder, you should engage one and you will get the statutory protections that come with that.
